Every Carapezza home is engineered to the current Florida Building Code — wind loads, impact-rated glazing in wind-borne-debris zones, and mandatory subterranean termite pre-treatment under the slab. On coastal and low-lying lots, we design to the base flood elevation with the freeboard your county requires, so your home sits above the water line and your insurance reflects it.
We build across eight counties — Hillsborough, Pinellas, Pasco, Polk, Hernando, Citrus, Manatee, Sarasota — and we know the permitting offices, the soil, and the neighborhoods in each. That local fluency is the difference between a smooth build and a stalled one.

Most custom homes take roughly 12–18 months from design approval to move-in: a few months of design and permitting, then construction. Timelines vary with size, site conditions, and permitting — we give you a realistic schedule before we break ground.

What's the difference between design-build and hiring an architect and contractor separately?+

Can you build on my own lot?+
Yes. Build-on-your-lot is a core part of what we do across Greater Tampa Bay, including acreage and estate lots around Plant City. We'll evaluate your lot's zoning, utilities, and flood status as part of the design phase.
Do you help with financing?+
Most custom homes are financed with a construction-to-permanent loan. We can point you toward lenders experienced with custom construction and help you understand how the draw schedule works alongside the build.
