Much of Tampa Bay's best housing stock is decades old — South Tampa bungalows, Old Northeast craftsman homes, mid-century blocks on the coast. Renovating them well means respecting what makes them special while quietly bringing structure, wiring, and openings up to current Florida Building Code.
On waterfront and flood-zone properties, there's a rule worth knowing before you start: if the cost of your improvements reaches roughly half your home's value, FEMA's “50% rule” can require the whole house to meet current flood code, including elevation. We help you understand that threshold up front, so a kitchen-and-bath project doesn't become an unplanned elevation halfway through.

How long does a kitchen remodel take?+
A typical kitchen remodel runs about 6–12 weeks once design and permits are in place; smaller refreshes can be quicker. Custom cabinetry and structural changes (moving walls, expanding the footprint) add time, which we lay out in your schedule up front.
What does a remodel cost in Tampa Bay?+
It depends entirely on scope, materials, and the age and condition of the home. Rather than a number that won't survive the first wall we open, we scope your project in detail and build a budget you can plan around.
Can I update a bathroom without a full renovation?+
Often, yes. Cosmetic updates — fixtures, vanities, tile, lighting — can refresh a bath without a full tear-out. We'll tell you honestly when a phased update makes sense and when the bones need attention.
Do I need to move out during a remodel?+
For most kitchen and bath projects you can stay in the home; whole-home renovations are usually easier to live through if you relocate temporarily. We seal off work areas and keep your home livable wherever we can.
What is the FEMA 50% rule and does it affect my remodel?+
If your home is in a flood zone and your improvements cost 50% or more of the structure's market value, your county can require the entire home to meet current flood code — including elevation. It's cumulative over a 12-month window. We flag this early so it never blindsides your budget.
